What a direct sale can change in Ada County
Compared with repairing to list, a direct sale often reduces:
- The calendar you spend lining up trades around Boise plan review
- The need to finance a remodel before you relocate
- Retail showings through a job site
It does not remove the need for someone with authority to sign, and it does not make defects irrelevant on Ada County records or in a physical inspection.

Disclosure is a different statute
Idaho’s Property Condition Disclosure Act includes exemptions for certain transfers. See Idaho Code § 55-2505. The form the statute describes is published in Idaho Code § 55-2508. An exemption, if one applies, is not the same thing as “the buyer cannot ask questions.” This site will not tell you that your transfer is exempt.
