Occupy after work, list after work, or stop managing trades
Owners of a worn Boise house usually hold three directions at once. This page keeps them in equal columns. It does not name a winner and it does not estimate after-repair value.
Repair and remain
You keep living in the house after the work. That fits if you want to occupy it, can fund the project, and can live through dust or relocate for a stretch. City applications, if Boise requires them for the scope, sit in this column. See Boise permits.
Creative Home Partners is not your contractor and will not run the remodel.
Repair and list
You finish work so retail buyers can picture themselves inside. That can support a higher asking price if the work is complete, shown, and accepted. It also adds hold time, selling costs, and the chance that Ada County buyers do not pay for every dollar you spent. Creative Home Partners is not a listing brokerage.
Sell as-is and stop coordinating trades
A direct purchase can reduce the weeks you spend sequencing roofers, electricians, and inspectors. A buyer’s number may sit below a successful repaired listing. Condition still matters; “as-is” does not erase what a walk-through can see. Read what as-is means on this pack.
Creative Home Partners may discuss buying the house for its own account. We do not promise cash, a closing day, or that we will buy every fixer.
Idaho’s Property Condition Disclosure Act still matters when you compare a public listing and a direct sale. See Idaho Code § 55-2505 for exemptions and Idaho Code § 55-2508 for the official form text. This site will not tell you that an exemption applies.
Keep the columns using the same inventory
Carry the same scope list into every column: observed, quoted, or assumed. Then run the comparison tool. No contact information is required. If you want a conversation, request a call.
